SAR Enterprises is constantly looking for new investment opportunities. As a nationwide buyer of commercial real estate, our priority is to identify and acquire properties with low to moderate risk, stable cash flow, and reasonable certainty of value preservation. While our focus is on single-tenant properties leased to a high-credit quality tenants, we are not constrained by property or industry type.
If you feel you have a property we should evaluate please review the general acquisition criteria provided below.
- Single Tenant: Net-lease property (double net, triple net, and bond leases). We will consider multi-tenant properties as long as one or more credit tenants accounts for a substantial share of cash flow.
- Property Type: Class A or B, retail, office, industrial, medical
- Least Term: Remaining term of at least 15 years
- Tenants: All types of credit tenants including corporate, retail, government, health care, and education
- Target Deal Size:$1,000,000 to over $20,000,000 (minimum of 2,000 square feet)
- Target Markets: Countrywide with a strong preference for Northern Atlanta and the Dallas Fort Worth area.
