As a nationwide buyer of commercial real estate, our priority is to identify and acquire high quality investment properties that match our clients investment objectives.  We geographically target major metropolitan and suburban markets that exhibit strong growth and demographic characteristics throughout select regions of the United States.

 

  

General Criteria

 

Asset Classes Core/Core+, Value Added 
Property Types Single and multi-tenant retail, office, and multi-family residential
Quality/Grade Institutional, high quality construction; Class A to B+ 
Tenants Both national and strong regional tenants including corporate, retail, government, health care, and education 
Lease Term Remaining term of at least 10 years, with longer than 15 year leases preferred
Lease Structure Net Leases with emphasis on those with rental escalations during the primary term
Occupancy 100% occupancy preferred, excluding value-added opportunities
Target Transaction Size $1,000,000 to over $20,000,000 
Single Assets vs. Portfolios Single assets strongly preferred; select portfolios will be actively considered
Target Markets Major U.S. metropolitan areas, with a strong preference for Texas, Georgia, and Florida
Leverage Prefer properties with no mortgage debt in place, but will consider leveraged properties on a case-by-case basis
Broker Cooperation We cooperate with, protect, and compensate qualified brokers that bring us acquisition opportunities
