SAR Enterprises is pleased to present, on behalf of Seascape GC, LLC, one of its most exciting investment opportunities in its 30+ years of managing quality investment real estate partnerships. Based in Aptos, California since its inception, most of SAR’s acquisitions have been outside of California, as we have sought quality income producing properties in high growth communities nationwide. Annual yields, generally higher than those attainable from local investments, have historically been the case with this strategy. We are now excited to embark on a new dynamic opportunity, right here in our own backyard, which also has the prospect of delivering qualified investors an extremely elevated level of asset quality matched to a very attractive annual yield on investment capital.

 



The starting capitalization budget for Seascape GC, LLC will be $11,250,000 ($5,625,000 cash/ $5,625,000 debt), allocated to the real property purchase, acquisition of all ongoing business operation assets, and closing costs. An additional amount allocated to starting reserves for business operations and planned first year property improvements is included. The property is being acquired via a combination of 50% equity (per this offering) and 50% debt. Messrs. Holcomb and Ridino will personally hold equity interests and will be the sole guarantors of acquisition debt, tentatively planned to be provided by Santa Cruz County Bank.
